The process for obtaining an approved project permit is simple. You will need to submit an application package at the clubhouse for Architectural Committee review. This process is not meant to be restrictive, it is the POA's procedure to ensure construction is in accordance with the covenants approved by the entire homeowners association, and to help the homeowner avoid the legal pitfalls inherent in any construction project. After obtaining a permit from the Franklin County Water District, submit your construction permit application containing the following documents:

 

1. Copy of FCWD permit

2. Construction plans to include front elevation (picture or drawing),
and specifications showing the nature, kind, shape, height, materials, color and location

3. Completed permit application form. This can be obtained at the managers office or you can print one from here by clicking on the icon.

Kings Country POA
Fee Schedule For All Permits
Effective Jan. 1, 2008

Before you begin major work of any kind, contact the KCPOA office in regard to the necessity of a permit and its fee, if any is required. Beginning construction prior to obtaining a KCPOA permit will be subject to a fine. Please, understand these fees are not intended to place a hardship upon anyone, but are assessed to repair road damage caused by heavy vehicles used in construction.
                                               

      New Home Sites

 To include house, original septic system, clearing of lot (not to mean cleaning of lot, but clearing of large trees etc.) and any other work done at a new home site within a six month period if the original permit specifies the work.

  4. Trash Dumpster or container of sufficient size MUST be in place on jobsite.

Remodel of Existing Home Interior

Where a crew guts an existing home and redesigns and rebuilds the interior. This does not mean repainting or remodeling a single room by a homeowner. If in doubt, call the King’s Country office.

Additional Contractor Rules

  1. All Builders and Remodelers will be registered with the State of Texas and a copy of that registration must be provided in order to receive a KCPOA Permit.
  2. Contractor hours of work : Monday thru Friday-7:00 AM to 5:00 PM 

                                                                         Saturday- 8:00AM to 5:00 PM
             NO work is to be done on Sunday.

    • Cement Trucks are subject to a $100.00 fine paid by the permit holder if trucks are flushed along roadways or ditches.
    • All Structures must be25 ft. from the road,15 ft from the side road on corner lots,and 5 ft. from the property line. Allow 7 or 8 ft. for roof overhang to meet the 5 ft. minimum.
    • Fires are subject to Franklin County or KCPOA burn bans. Burning of any construction material on jobsite is prohibited.
    • All Contractors will provide dumpsters on jobsites. All lot cleaning debris will be removed.
